How we run a job

A clear plan, a fair number, a job site you'd let your kid walk through.

No surprises is a marketing slogan. What we actually do is put the surprises up front — before demo starts — where they belong.

    Site visit & scope

    We meet at the house, listen more than we talk, and leave with a shared understanding of what you actually want — not what's easiest to sell.

  2. 2 Plan & price

    Line-item proposal

    You get a written scope, a phased schedule, and pricing broken out by section — with allowances called out honestly instead of buried.

  3. 3 Pre-construction

    Permits, selections, prep

    Drawings finalized, town paperwork filed, materials ordered, subs booked. Nothing starts until the pieces are on the ground.

  4. 4 Build

    One job, on schedule

    We work one project at a time. Weekly walk-through, weekly written update, a clean site each Friday. You always know where things stand.

  5. 5 Punch & warranty

    Finish, then follow through

    A real punch list, a real closeout, and a phone that still gets answered a year later when the humidity swings and a door needs a shave.

Kim Gagne General Contractor takes on a small number of significant jobs a year. That's the whole business model. It's the reason the crew shows up when they said they would, and it's the reason the finish carpentry looks the way it does.

  • 01 Owner on your job You're not handed off to a project manager you never met. Kim is the point of contact from the first walk-through through the final punch list.
  • 02 Coastal-built, not shortcut-built Assemblies that survive nor'easters and salt air: vented cladding, real flashing, insulation detailed for wind-washing.
  • 03 Written, not verbal Scope in writing. Change orders in writing. Weekly updates in writing. If it isn't documented, it doesn't count.
  • 04 One job at a time We don't juggle six sites. Your project gets a crew that's on it — not one that's stopping by between two others.

Southern Maine & the Seacoast — no more than a coffee's drive from Kittery.

We keep the work close on purpose. A tight radius means the truck gets there before the concrete does, the framer isn't stuck in traffic on the bridge, and the owner can swing by the site on the way home from work.
